
Investing in property and having your building constructed are the biggest ventures that you will enter into. However, not all ventures turn out the way we plan or envisage them to be. Building defects often go unnoticed and disputes often arise between owners and builders,most of which can be avoided if action was taken in the early stages.
At Building Diagnostic Consultancy, we aim to ensure that your investment has the best chance of protection against building defects by identifying them before they become a real concern. We do this by visual inspection and testing when the need arises.
If you are having your building constructed, we can assess the quality of work as work proceeds and provide detailed reports outlining any concerns or defects.
Critical stages of construction are:
- Footings dug, steel in place, prior to the concrete pour
- Completion of framing
- Lock up (enclosed)
- Waterproofing
- Practical completion
Your building contract should also outline the defects liability period. This is a set period of time after a construction project has been completed during which a contractor has the right to return to the site to remedy defects. A typical defects liability period lasts for 13 weeks however; your contact may state a different period.
To the untrained eye, many defects will go unnoticed during the defects liability period. Whilst some defects are minor in nature, the opportunity to have these remedied will be foregone if they are not brought to the attention of the builder within the relevant time period.
